Eubank Inspections of Southern Colorado offers several types of environmental sampling and assessment. Please notify me ahead of time if you need any of these additional services, so that I can bring the appropriate equipment to the inspection site. Prices for various sampling services are found on the Price List page. Environmental Assessments are offered by written proposal only.
Radon Initial Screening - All Preferred Inspections from Eubank Inspections of Southern Colorado include a Radon initial screening. The initial screening packets are placed on the lowest level of the home or building, and then sent to the laboratory for analysis after two to four days exposure. The US Environmental Protection Agency (EPA) recommends Radon screening for all homes in Colorado. EPA also publishes a Home Buyer's & Seller's Guide to Radon. Water Quality Sampling can be performed at the time of your Home Inspection. If you have doubts or questions about the quality of your water, I recommend having this simple sampling process. I will take a sample of your water back to my office, and the results will be available the same day, along with your Inspection Report. The sampling equipment that I use is distributed by ProLab Environmental Protection Products of Weston, Florida. Lead-based Paint can be found in homes built before 1979. If you have a concern that lead paint may be exposed on a painted surface, such as a wall, then I will take a sample which will be analysed by ProLab of Weston, FL. "What You Should Know About Lead Based Paint in Your Home: Safety Alert (Consumer Product Safety Commission)" describes what you should know about lead-based paint. The cost of Lead-based Paint sampling can be found on the Price List. Bacteria in Water may be a concern if there is a possibility of water contamination. I will take a sample which will be analysed for coliform and E.Coli. Lab analysis is done by the Pueblo City-County Health Department. "Ground Water and Drinking Water (EPA)" describes the health concerns associated with coliform bacteria, including E.Coli. The cost of Bacteria in Water sampling can be found on the Price List. Eubank Inspections does not do mold testing or sampling. Since mold is a natural and common part of the environment, all houses have mold. If the mold is visible on a surface, then I recommend removing it. For non-visible mold, no EPA or other federal limits have been set for mold or mold spores, therefore sampling cannot be used to check a building's compliance with federal mold standards. If you are sensitive or allergic to mold, then surface or air sampling may be useful to determine if an area has been adequately cleaned or remediated. Sampling for mold should be done by hygienist professionals, following methods recommended by the American Industrial Hygiene Association (AIHA). A Phase I Environmental Site Assessment is a report prepared for a real estate holding which identifies potential or existing environmental contamination issues, and addresses both the underlying land as well as the physical improvements to the property. Phase I ESA does not include physical sampling. A Limited Phase I Environmental Site Assessment omits one of more sections of the full Phase I, depending on the specific needs of the client and type of property involved. Both types of Phase I Environmental Assessments are available by written proposal that will specify the scope for your particular property.
